FAQ

Frequently Asked Questions

Plain answers to the questions families ask most. This is general information, not legal or tax advice.

What is an estate sale?

An estate sale is a professionally managed sale of the contents of a home — typically most or all of the household belongings — open to the public over one or more days. We organize, research, price, market, and run the sale, then provide a settlement report and your estate's net proceeds.

How is an estate sale different from a garage sale?

A garage sale is usually a casual, family-run sale of a few unwanted items. An estate sale is a full-service liquidation of a home's contents, professionally organized, researched, priced, marketed, and staffed — designed to recover reasonable market value for a large volume of property.

Do I need to be in probate to have an estate sale?

No. Estate sales are used for many reasons: downsizing, moving, divorce, business closure, or simply liquidating a household. Probate and trust matters are common, but not required.

Who can hire an estate sale company?

An owner, trustee, executor or personal representative, conservator, attorney, fiduciary, Realtor, or family member with proper authority. We confirm legal authority before work begins.

How much does an estate sale company charge?

Most estate sale companies are paid a commission from the sale proceeds. The rate depends on the estate's value, labor, preparation, staffing, timing, and extra services. We provide a written proposal after a free consultation — we never quote a final rate before evaluating the property.

How much money will the estate receive?

The estate receives gross merchandise sales, minus the agreed commission and any specifically authorized expenses. Sales tax collected from buyers is remitted as tax, not counted as your proceeds. You receive a clear settlement report showing every figure.

Is there a minimum sale value or minimum fee?

Some sales are too small or labor-intensive to meet minimum economics. We'll give you an honest assessment during the consultation, and if an estate sale isn't the right fit, we'll suggest alternatives.

How soon can a sale be held?

Timing depends on preparation needs, the property's size, and the marketing lead time. After a walk-through we'll propose realistic sale dates. Final sale dates are confirmed only after an in-person evaluation and a signed agreement.

How long does preparation take?

Preparation typically takes one to two weeks depending on volume, organization, and the sale's scope. Sorting, research, staging, photography, and marketing all happen before sale days.

How many days does the sale run?

Most sales run two or three days, often with a day-by-day discount schedule to maximize sell-through. The right length depends on the volume of items.

Should we clean or throw things away first?

Please don't. Items you might discard can have real value, and sorting through everything helps us price accurately. Separate personal documents, medication, and keepsakes you're keeping — then leave the rest to us.

Can family members keep items?

Yes. Before the sale, your family identifies items to keep and items excluded from the sale. After a set deadline, no items are removed or added without written approval, to keep the sale organized and fair.

How are items researched and priced?

We research comparable sales, condition, and demand, then price items to sell at fair market value. For high-value items we use qualified specialists, appraisers, or auction partners as needed.

Can you sell jewelry, art, coins, cars, tools, firearms, or alcohol?

Jewelry, art, coins, tools, vehicles, and most collectibles can be sold. Firearms, alcohol, and certain restricted items require specific legal authority and licensed handling — we follow California transfer rules and never sell anything we're not authorized to.

Do you collect and remit sales tax?

Yes. Where applicable we collect sales tax from buyers and remit it as required. Sales tax is recorded separately and is not part of the estate's proceeds.

How are cash and card sales controlled?

We use a secure checkout with a receipt system, controlled entry, and documented hold/sold procedures. Cash and card sales are reconciled at closeout before the settlement report.

What happens to unsold items?

Per your instructions and the signed agreement, we can coordinate donations, hauling, consignment, auction referral, or another approved disposition to leave the home ready for its next step.

When does the estate receive payment and a settlement report?

You receive a transparent settlement report and your net proceeds on the schedule defined in the signed agreement — typically within a set number of days after the sale closes.

Can you help with donation, hauling, and cleanout?

Yes. We coordinate donation pickup, hauling, and broom-clean cleanup so the home is left ready for sale, rent, or its next chapter.

Can you help if the home also needs to be sold?

We can refer you to a qualified real-estate professional and coordinate timing so the contents sale and the home sale work together. Any real-estate referral is made with clear written disclosure, and you're free to choose any broker.

What if the family lives out of state?

We regularly work with out-of-state families and fiduciaries. We handle the sale on the ground in Orange County and keep you informed with photos, updates, and a clear settlement report.

Can a trustee, executor, attorney, fiduciary, Realtor, or conservator arrange the sale?

Yes. We verify the proper authority and documents before beginning, and we coordinate with the estate's attorney and representatives throughout.

Are consultations free?

Yes. Our in-home and phone consultations are free and carry no obligation. You receive an honest assessment and, if it's a fit, a written proposal.

Do you serve my Orange County city or gated community?

We serve every Orange County city and many gated and senior communities. See our Cities Served page, or call us — we'll confirm coverage and any community-specific access considerations.

Can shoppers leave bids or buy online?

For online auction sales, buyers can bid remotely. For on-site sales, purchases are made in person during sale hours. We publish upcoming sales on our Current Sales page and through estate-sale marketplaces.

How do buyers learn about upcoming sales?

Through our buyer email list (with consent), estate-sale marketplaces, social channels, directional signage, and our Current Sales page.
